SAK InternationalCorporate residential leasing
Who signs the lease and who pays the rent?

SAK International, LLC signs as tenant of record and pays the rent. Rent is owed under the lease whether or not a unit is occupied.

Who lives in the units?

Authorized occupants under our corporate lease, screened through our process. Applicant screening results are shared with you before move-in, occupancy follows local code, and you are notified when occupancy changes.

Who is responsible for maintenance?

As with any residential lease, the owner keeps the building structure and major systems. Damage caused by occupants is handled under the corporate lease, and every request reaches you through one contact.

Is there a fee?

No. SAK International is the tenant, not a broker or property manager.

Can we begin with one unit?

Yes. Start with a single unit and add more whenever you are ready.

Do we have to use your lease?

No. You can sign our corporate lease, or we sign your own lease form with our one-page corporate addendum.

Do you use units for Airbnb or short-term rentals?

No. We sign long-term leases starting at 12 months, and we never use units for short-term or vacation rentals. Each unit is a residence for authorized occupants under the lease.

What happens if a unit is damaged?

SAK International is responsible for damage caused by occupants beyond normal wear and tear, the same as any tenant under a residential lease. Every unit is returned in the condition it was received, and repairs are coordinated through one contact.

How is this different from hiring a property manager?

A property manager works for you and takes a percentage of the rent, while you still carry the vacancy risk. SAK International is your tenant. We sign the lease, pay the full rent every month and handle day-to-day occupancy, with no management or leasing fees.

How long is the lease?

Leases start at 12 months and can renew. You can start with one unit and add more over time, with each unit on its own terms.

Which areas do you lease in?

We lease apartments and small multifamily buildings in Orange, Osceola and Seminole counties, including Orlando, Kissimmee, Sanford, Winter Park, Altamonte Springs and Oviedo.
